&lt;span class="postbody"&gt;My husband and I were sent to Dallas with a FANTASTIC relocation package.  After all our closing and moving fees, we were reimbursed about 100K.  Also, we left in 2004, so we netted about $400K in two years on the sale of our house.  I've always had a great eye for real estate...I'm not intentionally trying to brag, but have lived in Hawaii, California, and Texas and have owned about 4 houses...all made great money.  Dallas, right now, seems to be sheltered from the recession.  Our neighborhood has incredible architecture dating back to the 1930's and is preservation.  We are one of the only area where there are really grand houses that are protected.  Thus, the real estate continues to improve, in the single digits.

While Dallas is a great city, I hate it here.  It's hot and for the first time in my life...I have allergies.  I want to come back to Los Angeles or OC, preferable Long Beach.  I thought real estate was drying up over there, but the houses online are as or more expensive than ever.  What's the deal and has the bubble burst?  When do we predict to see the worst of it?  I'm fine hanging on and baking here in Dallas until the recession is over and housing prices in California come down.  I'm just befuddled because outside of the OC, I don't see a drop in list prices.  Am I crazy?

The survey group included 92 institutional investors with an average of 19 years experience and an average real estate portfolio of $36.6 million.Among the findings is that the majority of the respondents, 57%, believe that the economy will stay the same or improve over 2007. When compared to past surveys, it's obvious that respondents are less optimistic than in years past, but 16% are of the opinion that it will improve this year.

Investors are most optimistic about apartments and mixed use projects. Nearly two-thirds of those surveyed expect to see an increase in rents for one or more property types and especially look to apartments as a segment with good promise for rental increases. It appears that most of the interest in the apartment sector is because of the mortgage crisis and the obvious negative effect on potential home buyers being able to move from a tenancy situation.
&lt;br /&gt;
In addition to strong investment fundamentals, existing commercial real estate is well-supported by the increased costs of construction and barriers to entry from the ever growing difficult governmental approvals for most projects. Lengthy governmental approvals continue to add costly development requirements and extended interest carry costs. While these two aspects are negative for new construction, they tend to have a positive stabilizing impact on existing commercial project values.
&lt;br /&gt;
What happens to capitalization rates in the upcoming year may be harder to foresee. Most respondents believe that cap rates will increase, although slightly. If interest rates continue to adjust downward, it makes sense that cap rates will have room to adjust downward as well. However, coming off the heels of several years of abnormally low cap rates and talks of recession from some economist, it appears that an uptick in cap rates would be a healthy step for investments long term. Although an upward cap rate trend would translate in reduced values, the investment return to purchasers would be beneficial.
&lt;br /&gt;
Additional upward pressure on the commercial market will come from foreign investors. The falling dollar has created buying opportunities in the U.S. for foreign investors who have traditionally been savvy commercial investors. And, more buyers entering the market place translates into stabilized or higher sales prices.So, it is from these fundamentals that developers and investors remain bullish about commercial real estate.

&lt;br /&gt;

&lt;br /&gt;
3. Set a starting price and the lowest price you will accept. If you have lots of time to sell your house, you can start the price slightly higher than market value. If your start price is too high, your house won't sell, or the bank won't finance it. If you reduce the listing price later, other realtors will think there is something wrong with your house and will only bring bargain hunters. A realistic price is the best place to start. 
&lt;br /&gt;

&lt;br /&gt;
4. Negotiate the listing realtor's commission and the selling realtor's commission. If the commission is too low, realtors will spend less time promoting your house. If you are in a hurry, or if you want better service, you are better off increasing the commission by $500 rather than reducing your price by $5,000. 
&lt;br /&gt;
5. Develop a features and benefits checklist for realtors. They see so many houses that after a while they all look alike. A written summary of strong points of your house helps the realtor justify a higher price when presenting to the buyer. 
&lt;br /&gt;
6. Develop a lifestyle oriented features list of your house and surrounding area. A pictorial collage of two or three pages will help increase the desirability (and higher value) of your home. 
&lt;br /&gt;
7. Just before a showing make sure everything is well dusted, all the lights are on and the windows are open, if weather permits. Use a neutral deodorizer just before the buyers arrive. Lighting a candle is very effective in eliminating odors.
